The massive home approved for 5475 Dune Drive will replace a 7,800-square-foot mansion assessed at just $527,700.

At 17,694 square feet, the planned three-story residence is expected to be the largest house in Avalon.

The existing mansion is hardly modest.

The High Dunes property sold for $10.3 million in 2024. But Avalon’s tax rolls assign nearly all the property’s value to the land beneath it.

The house, pool and other improvements carry a combined assessment of $527,700. The land accounts for almost 94% of the property’s $8.35 million total assessed value.

The county file reports $51,254.88 in prior-year property taxes.

Avalon granted preliminary and final minor site-plan approval for the new residence on June 9. The decision was memorialized July 14.

Approved plans call for a new three-story single-family home with a swimming pool, landscaping, outdoor decks and patios. It is expected to become the largest residence ever built in Avalon.

How much the municipality pockets off the the new construction remains to be seen.

Avalon’s assessor will establish a new improvement value after the replacement home is completed.

At Avalon’s 2025 combined tax rate of 60.8 cents per $100 of assessed value, each additional $1 million in assessment would add approximately $6,080 to the annual property-tax bill.

That makes the project’s ultimate impact on the community a story still to be written.
