It’s not just cooler by a mile.
Avalon’s beach block also carries more assessed value — by a mile.
An Ironside analysis of Cape May County assessment records found more than $1.1 billion in assessed property concentrated along the beachfront blocks in Avalon.
They form one of the largest concentrations of assessed residential property on the South Jersey Shore.

Ironside identified more than 400 beach-block parcels, stretching from Townsends Inlet to Avalon’s border with Stone Harbor, with a combined assessed value of $1.13 billion.
The concentration doesn’t end in Avalon.
Sea Isle City’s beach block carries approximately $394 million in assessed property value. Stone Harbor adds another $391 million.
Combined, the three communities contain nearly $1.9 billion in assessed property in the first block behind the Atlantic Ocean.
The timing is notable.
Beach replenishment crews wrapped up work in Sea Isle City on Tuesday before continuing south as part of the federal beach replenishment project along the Cape May County coastline.
The project carries an estimated price tag of about $99 million.
Viewed through the lens of property assessments and municipal tax revenue, that investment protects far more than sand.
