Avalon recorded an $8.95 million closing as another home carrying a $5.75 million ask moved under contract.

The six-bedroom home at 132 38th Street sold at its full asking price after 83 days on the market, according to Cape May County MLS records reviewed by Ironside.

The 5,249-square-foot residence was built in 2022 on an oversized 70-by-110-foot lot a block off the beach. It includes six full bathrooms, two half-baths, a pool and an elevator.

Ferguson-Dechert handled both sides of the in-house deal.

Meanwhile, 25 E. 18th Street moved under contract after 80 days on the market. The property was listed for $5.75 million.

Together, the two moves represent $14.7 million in upper-tier Avalon activity.

They also extend a busy stretch for the borough’s luxury market.

In mid-July, six Avalon properties carrying roughly $45.2 million in combined asking value went under contract during a single week.

The group included a $12.995 million bayfront parcel on Ocean Drive and a $10.75 million property on Sunset Drive.

Avalon accounted for six of the eight Seven Mile Island contracts recorded during that run.
