Eight Avalon and Stone Harbor properties carrying more than $50 million in asking value found buyers over the past week, led by a $12.995 million Avalon parcel.

Two additional contracts were inked above $6.9 million, revealing the demand extended well beyond a single trophy property.

The week’s largest contract came on Ocean Drive in Avalon, where a vacant bayfront parcel listed for $12.995 million found a buyer after 47 days on the market.

Another Avalon property on Sunset Drive, featuring six bedrooms and six baths, followed at $10.75 million after 50 days.

Stone Harbor added its own marquee transaction at 235 122nd Street, where a $6.995 million home went under contract after just 22 days.

Those three properties alone carried nearly $31 million in asking value.

The buying continued well below the market’s highest tier.

Avalon added contracts on 11th Street for $4.995 million, and two on Ocean Drive for $4.94 million and $3.499 million.

Stone Harbor added contracts on 110th Street for $4.195 million and 83rd Street for $1.95 million.

Avalon accounted for six of the eight contracts, representing roughly $45.2 million in asking value. Stone Harbor added two contracts totaling nearly $9.2 million.

The week’s activity painted a picture of steady demand across Seven Mile Island’s upper-end market.
