Four homes. Four Shore towns. One combined asking price of $4,316,895.
That sum can buy a two-bedroom home in Ocean City, an elevated oceanfront view in Sea Isle City, four bedrooms in Avalon and direct beach access in Stone Harbor.

Together, the four properties form the latest Ironside Entry Index — a snapshot of where meaningful ownership begins in four of South Jersey’s premier Shore markets.
The index selects a compelling four-season residence from approximately the lowest-priced 15% of conventional homes available.
Price establishes the playing field. Space, location, condition and ongoing ownership costs determine the selection.
Ocean City: Two Bedrooms Below $500,000
The lowest price in this month’s index belongs to a top-floor condominium on West Avenue.

The two-bedroom, one-bath home asks $489,900. It offers 858 square feet, vaulted ceilings, a washer and dryer, off-street parking and no monthly association fee.
Electric heat and public utilities make it suitable for four-season use. Its Central neighborhood location puts Asbury Avenue one block away, with the beach and Boardwalk farther east.
Sea Isle City: An Elevated Oceanfront View
Sea Isle City enters the index at $829,000.

The two-bedroom, two-bath condominium offers 1,053 square feet inside the oceanfront Spinnaker condominium, south tower.
The seventh-floor residence pairs a full-sized layout with an oceanfront balcony featuring hard-to-find, elevated beachfront views.
There are several listings at the Spinnaker across similar, though not exact, prices. The unit at this price-point is the pick.
Stone Harbor: Steps From the Sand
Direct beach access defines Stone Harbor’s $1,299,995 entry.

The renovated two-bedroom, two-bath condominium on 99th Street sits inside the beachfront SeaBreeze Condominiums.
The 808-square-foot garden-level unit includes central air, a heat pump, full-sized laundry, assigned parking and access to the building’s pool and sun deck.
Its primary asset sits outside the front door. The beach is steps away, while the shops and restaurants surrounding 96th Street are a relatively short walk.
Avalon: Four Bedrooms at the Entry Tier
Avalon carries the index’s highest asking price — and its largest home.

The upper condominium on 24th Street asks $1.698 million. It offers four bedrooms, three bathrooms and 1,650 square feet across two levels.
Natural-gas heat and central air support four-season use. Multiple decks, a screened porch and a private primary suite with bay views give the home the feel of a standalone residence.
The property sits two blocks from Avalon’s business district and within walking distance of the beach.
Together, the four asking prices total $4,316,895.
That figure measures the breadth of ownership currently available at the lower end of four very different coastal markets.
One sum. Four towns. Four distinct definitions of entry.
