There are no bedrooms inside Unit 116 at 200 Bay Avenue in Ocean City.

There is, however, room outside for a 25-foot boat.

The bayside studio at Harbor House is listed for $229,000 after a $10,000 price reduction.

It has one bathroom, access to the community pool and a boat slip capable of holding something considerably larger than the living quarters.

That raises the obvious question: Is this a studio condo that happens to include a slip?

Or is it a 25-foot boat slip that happens to come with somewhere to sleep?

The distinction has value.

Seasonal slips around Ocean City and Somers Point are advertised for roughly $3,000 to $4,500. Unit 116 includes its berth, although the property carries a $615 monthly association fee covering more than just the boat facilities.

The arrangement will not work for everyone.

There is no separate bedroom. Space is measured carefully. And owning a boat has never been confused with a cost-saving strategy.

But for the right buyer, the priorities line up neatly.

A place to shower. A place to sleep.

And, most importantly, a place to dock the boat.

One room on land. Twenty-five feet on the water.

Which one is the real amenity?
