Avalon and Stone Harbor closed $41.9 million in home sales during July, while another 22 properties carrying $112 million in asking prices went under contract.

Nine homes closed during the month, down from 14 in July 2025 and 11 in July 2024.

The dollars held up.

Last July’s 14 sales generated $44.7 million. Eleven sales produced $33.6 million in July 2024.

The median sale price reached $3.595 million, up 34% from last July and 42% from July 2024.

Three $5 million-plus sales accounted for $26.8 million, nearly two-thirds of July’s volume.

Stone Harbor generated $20.05 million from just two closings.

One home on 104th Street sold for $11.5 million. A block away, another property on 104th Street closed at $8.55 million.

Avalon’s seven sales combined for $21.86 million.

July also built a substantial pipeline.

Twenty-two properties went under contract with combined asking prices of $112 million.

Avalon accounted for 12, carrying $71.6 million in asking prices. Stone Harbor added 10 at $40.4 million.

Seven were asking at least $5 million. Those properties alone carried $60.8 million in asking prices.

Three Avalon properties led the group at $12.995 million, $10.75 million and $9.45 million.
