Ocean City has moved more than $500 million in residential real estate in 2026.
An Ironside review identified more than 350 residential closings through Aug. 12, with disclosed sale prices totaling at least $502 million.
The pace underscores the sheer size of Ocean City’s housing market.
Through June alone, 296 properties changed hands for about $415.7 million.

June was the busiest month in the first half, producing 64 closings and roughly $98.1 million in sales.
That included the $10.8 million sale of 55 Walnut Road on June 30.
The market kept moving in July and early August.
Another 58 residential properties were identified through Aug. 12, generating at least $86.6 million in disclosed sales.
That group included the $12.999 million sale of 80 Bay Road, along with a $4.5 million Central Avenue sale and several transactions above $3 million.
But Ocean City’s volume extends far beyond trophy homes.
The first six months produced a median sale price of about $1.19 million, with transactions stretching from small condos below $300,000 to eight-figure single-family homes.
That range helps explain why Ocean City operates on a different scale than many neighboring Shore markets.
More than 350 closings. More than half a billion dollars. And more than four months remain in the year.
