Ocean City builders have claimed most of the shelf space at the top of the market.
Buyers have not followed in the same proportion.
Fourteen of the 20 Ocean City properties identified in an Ironside review of public listings at $5 million or more were marketed as new construction.
That’s 70% of the available inventory.
But new construction accounted for just three of the eight Ocean City homes that sold for at least $5 million in 2026, according to an Ironside review of sale histories.
The other five sales involved homes that were not marketed as new construction.

It’s a small sample. It’s also a striking imbalance.
Homes not marketed as new construction account for 62.5% of the year’s $5 million-plus closings, but only 30% of the offerings now available at that asking price.
Turn the comparison around and the inventory position becomes clearer: Ocean City has about 4.7 active new-construction offerings for every new-construction property sold above $5 million this year.
The non-new segment has 1.2 active offerings for every sale.
Laid bare is the fact Ocean City’s builders have put far more $5 million-plus products on the market than the year’s sales mix has absorbed.
Resales have produced most of the completed deals. New construction has produced most of what remains.
