Cape May entered September with $75.6 million in residential sales, surpassing previous years and needing fewer transactions to set the pace

Forty-nine homes changed hands through Aug. 31, down from 54 in 2025.

But the median sale price jumped 30% to $1.3 million. The average climbed 23% to $1.54 million.

Those gains lifted total volume 11% above the $67.8 million recorded through August 2025.

The market didn’t need a record-breaking closing to get there. In fact, its highest sale reached $3.8 million, slightly below the $3.9 million leader from the comparable 2025 period.

Instead, more higher-priced transactions spread across the market.

Twenty-nine homes sold for at least $1 million, up from 25 last year. Thirteen reached $2 million, compared with nine.

Those million-dollar sales generated $60.1 million, nearly 80% of the city’s residential volume.
