A 1968 Sea Isle City ranch bought for $2.2 million last August has been replaced by two new townhouses now carrying a combined proposed value of $6.374 million.

The property at 138 76th Street sold Aug. 25, 2025. Public records described the original home as a 1,542-square-foot ranch built in 1968 on a 75-by-110-foot lot.

Less than a year later, the ranch is long gone.

In its place are two roughly 3,500-square-foot, seven-bedroom, 5½-bath townhouses.

The West unit sold Aug. 10 for $3.125 million.

The East unit is asking $3.249 million.

Together, that puts the two new residences at $6.374 million — nearly $4.2 million more than the price paid for the original property.

That difference isn’t pure profit.

Demolition, construction, financing, commissions and carrying costs all sit between the $2.2 million acquisition and the eventual value of the finished homes.

But the project provides a clean look at the economics behind Sea Isle redevelopment.

The old house occupied a large parcel in a market where land can support far more value than the structure already sitting on it.

Here, one 58-year-old ranch gave way to two large luxury residences.

The transformation took less than a year.

One $2.2 million property went in. Two homes worth about $6.4 million came out.
