The East unit at 138 76th Street went under contract this week at a $3.249 million ask after 262 days on the market.
Its twin already closed Aug. 10 for $3.125 million.
Combined, the two units represent $6.374 million in closed and asking value.
The property sold for $2.2 million in August 2025.
That is a $4.174 million gross increase over the original acquisition price before demolition, construction, financing, commissions and other development costs.
The starting point was a 1968 single-family ranch: 1,542 square feet on a 75-by-110-foot lot.

Developers replaced it with two roughly 3,500-square-foot townhouses, each with seven bedrooms and 5½ bathrooms.
The West unit found its buyer first.
Now the East unit has followed.
The redevelopment nearly tripled the property’s nominal value in about a year — from one $2.2 million sale to more than $6.3 million in finished residential product.
That does not mean the developer pocketed the difference.
It does show what Sea Isle’s land and new-construction market can support when one oversized single-family lot becomes two luxury homes.
The bet is no longer sitting in inventory.
Both halves now have buyers.
