Sea Isle City’s luxury market appears to have settled into a distinct price band.

Through July 21, the “City for All Seasons” recorded 98 residential sales.

Just six closed above $3 million.

Four topped $3.5 million — and only one exceeded $4 million.

The pattern stands apart from neighboring shore markets.

Ocean City’s housing stock spans a far broader price range, while Avalon and Stone Harbor regularly produce transactions well beyond $5 million.

Sea Isle occupies a different lane.

Its market is anchored by a large inventory of townhomes and duplexes, with comparatively fewer detached estate properties competing at the highest end of the market.

The result is a luxury market concentrated in the low- to mid-$3 million range rather than stretching into the eight-figure territory seen on Seven Mile Island.

That’s a market identity.

Rather than chasing the trophy-home market, Sea Isle has developed a luxury sweet spot of its own.
