Five Sea Isle City properties sold for at least $2.5 million between May 1 and June 15.
Three years ago, only two sales reached that mark during the same period.
Cape May County MLS data reviewed by Ironside Shore Wire shows the upper end of Sea Isle’s market is taking up more room this spring.
In 2023, sales at or above $2.5 million accounted for roughly 7% of recorded transactions during the six-week period.
This year, they accounted for nearly 22%.

The 2026 group includes a $2.6 million condo and four townhouse sales ranging from about $2.68 million to $3.27 million.
That is the clearest signal.
Sea Isle has long been a townhouse-heavy market. The pricing is what is changing.
Townhouse sales above $2 million are no longer unusual.
This spring, the market produced townhouse closings at roughly $2.1 million, $2.35 million, $2.5 million, $2.68 million, $2.94 million, $3 million and $3.27 million.
The $2.5 million line matters because it separates the broader market from Sea Isle’s top tier.
In the May-June 2023 period, Sea Isle had two sales at or above that level: a $3.65 million townhouse and a $5.28 million single-family home.
Over the same period in 2024, three sales reached the mark.
In 2025, a low-volume year, one sale did.
This year, five did.
For Sea Isle, the $2.5 million market is a recurring part of the spring sales picture.
