A long-vacant commercial property along Sea Isle’s promenade is under contract, potentially clearing the way for redevelopment of one of the city’s most visible beachfront sites.
The property at 9 42nd Street went under contract Friday for $2.995 million, according to Cape May County MLS records.

It entered the market in February at $3.25 million and accumulated 155 days on the market.

The one-story commercial building had been home to Adelita Mexican Restaurant and has been unoccupied for more than a year.
Built in 1970, it contains approximately 3,200 square feet on a 4,234-square-foot lot with 94 feet of frontage along the promenade — and a roof that once featured mini golf.

The listing marketed the property as an oceanfront development opportunity suitable for retail space, a restaurant or condos — a potentially significant addition to Sea Isle City’s distinctive premium real-estate market.
A Sept. 29 closing date is set.
The property last changed hands in 2021 for $2.495 million.
