Ironside is introducing the Shore Stress Test, a monthly snapshot of the key measurements shaping the residential market in Avalon, Stone Harbor and Sea Isle City.

THE WAKE

Buyers hold the negotiating advantage. Nearly three out of four residential sales across Avalon, Stone Harbor and Sea Isle City closed below their original asking prices this year.

Methodology: The Shore Stress Test measures residential market conditions in Avalon, Stone Harbor and Sea Isle City using publicly available Cape May County MLS data. Included property types are single-family homes, condominiums, townhomes, duplexes and twins. Vacant land, commercial, mixed-use, office/professional, boat slips, business opportunities and fractional ownership interests are excluded. Buyer Leverage reflects year-to-date residential sales through July 10, 2026. All other metrics reflect current market conditions or activity during the previous 30 days.
