Fresh inventory continues flowing into Avalon.

Over the past three days alone, sellers listed nearly $13 million worth of single-family homes, even as buyers show increasing discipline on price.

The new listings arrived almost simultaneously:

  • 141 30th Street — $4.699 million
  • 261 45th Street — $4.695 million
  • 5726 Ocean Drive — $3.499 million

The fresh inventory comes just days after several Avalon homes found buyers, underscoring that activity remains healthy even as negotiations become more common.

One recent example reinforces the trend.

A home Seabreeze Lane went under contract after 89 days on the market, but only after its asking price was reduced from $1.25 million to $1.125 million — a 10% haircut before attracting a buyer.

Taken together, the week’s activity paints a familiar picture.

Sellers remain confident enough to bring new inventory to market, while buyers continue rewarding homes priced in line with today’s conditions.
