Both went under contract May 29 and closed Sept. 15.
The Joseph T. Sanski Family Trust owned both properties, and the MLS identifies Jack Vizzard of Berkshire Hathaway HomeServices Fox & Roach as both the listing and selling agent in the two in-house transactions.
The parallel closings required substantial concessions.
The homes carried combined original asking prices of $20.498 million. They closed $4.498 million lower — a 21.9% shortfall.

No. 103 produced most of the difference. The six-bedroom oceanfront home sold for $3.499 million below its $13.499 million original ask after 225 days on the market.
The 3,081-square-foot home sits on a 60-by-110-foot lot. An additional 20-foot oceanfront easement gives the property the feel and function of an 80-by-110-foot setting, according to the listing.
The marketing also presented the property as a potential site for a new custom home exceeding 3,600 square feet.
No. 107 sold for $999,000 below its $6.999 million original ask after 224 days.
Its listing described the four-bedroom home as the rear residence “complementing the oceanfront home.” The redesigned 2,070-square-foot property occupies a separate 60-by-110-foot lot and was marketed as potential guest quarters, extended-family space or a rental property.
The beachfront home sold for $3,246 per square foot. The rear residence commanded $2,899 per square foot.
