Two longtime Stone Harbor motels with 48 rooms between them have hit the market for a combined $14.99 million.

The 28-unit Stone Harbor Inn at 9700 Second Avenue entered at $9.495 million, while the neighboring 20-room Seaward Motel at 9724 Second Avenue is listed at $5.495 million.

The properties occupy consecutive lots in the same commercially zoned block near downtown and two blocks from the beach. They are offered through the same Diller Fisher brokerage.

Their simultaneous arrival puts two lodging operations — and part of Stone Harbor’s limited commercial inventory — in play at the same time.

The Stone Harbor Inn carries the larger price and the broader “endless potential” sales pitch.

Its listing presents several paths for a buyer: Continue the motel business, increase occupancy, explore additional revenue or “reposition the property.”

The Inn includes 28 rooms of varying sizes and configurations, along with a swimming pool and office space. Its $9.495 million asking price works out to approximately $339,100 per room.

The Seaward is offered as a continuing hospitality investment.

Its 20 accommodations include traditional motel rooms and efficiency suites. The property also includes a heated pool and sundeck, according to the MLS.

Its $5.495 million ask equals approximately $274,750 per room.

Together, the two listings ask approximately $312,300 for each of the 48 rooms.

Both are being marketed to hospitality investors or owner-operators, and the Seaward listing focuses entirely on its existing lodging business.

They do, however, place the future of 48 Stone Harbor motel rooms in the hands of potential buyers.
