Sea Isle City’s housing market headache is hiding in plain sight.
Townhouses make up just over half of Sea Isle City’s active residential inventory, and half of them have been sitting for more than four months.
Average days on market for those stale listings: 204.
The numbers point to a market increasingly split in two.
On one side are newer listings still attracting attention.
On the other are properties that have been available for months, quietly accumulating days on market as buyers continue to pass them by.

Seven of Sea Isle City’s 14 active townhouse listings have been on the market for more than 120 days, according to Cape May County MLS records reviewed by Ironside Shore Wire.
Several have been listed for more than six months. Five have been on the market for more than 200 days.
The longest-running townhouse listing has been available for 286 days.
The contrast is striking.
While the seven stale townhouse listings average 204 days on market, the other seven active townhouses average just 46 days.
In other words, Sea Isle does not appear to have one townhouse market.
It has two.
