Running the Boston Marathon is nothing at all like navigating the Jersey Shore real estate market.

But that’s precisely why it works as an analogy in the wake of back-to-back Girls Weekends in Ocean City and Sea Isle City.

The emotion, anticipation and motivation — those are the same.

Up in Massachusetts this week, thousands of runners will take to the course in the most recognizable 26.2-mile race in the country. The field is layered:

A handful of world-class elites. A deep group of highly trained qualifiers. And then the charity runners, participants granted entry through fundraising commitments rather than time standards.

It’s one of the rare events where everyone starts in the same place, Hopkinton, Mass., even if they are running very different races.

The charity runner is often just thrilled to be there.

The elites barely notice them.

But for the serious runners chasing a personal record — those threading through the early miles long before Heartbreak Hill — the congestion is real.

Not competition, but noise.

Not threat, but friction.

Sound familiar?

A similar dynamic is taking shape at the Shore.

Girls Weekends in Ocean City and Sea Isle City brought exactly what they are designed to bring: Energy, connection and a sense of possibility.

A vibe.

And that “vibe” is where real estate demand quietly begins.

Saves on Zillow or Realtor.com. Conversations in Facebook groups focused on OCNJ or SIC. Searches on Google, where a look for “Ocean City NJ homes for sale” jumped 40% over the weekend.

In the days following these weekends, search traffic rises, agent inquiries pick up and casual outreach becomes more intentional. Not all of it is actionable. Much of it is aspirational.

That’s the crowd at the starting line.

For serious buyers, the Maximizers and Optimizers, the challenge is not keeping pace with that energy.

Like the opening miles in Boston, there’s movement, congestion and energy. But not all of it matters.

What matters is who settles in, who holds strategy and who is still there when the course begins to thin.

The Shore market is entering that phase now.

The crowd has arrived. What happens next will define the race.

WOMEN MOVE THE MARKET

The organizers of Girls Weekend in Ocean City and Sea Isle City understand something fundamental, whether explicitly or not:

Women often serve as the emotional catalyst in household decision-making. And a recent study by Nielsen found women’s clout in a relationship may actually be growing.

By 2028, Nielsen predicted, 75% of women will hold final say over a couple’s discretionary spending.

Across industries, research consistently shows women influence a substantial majority of consumer purchases within a household. In real estate — particularly second-home markets — that influence often shows up first as conviction, and only later as commitment.

Girls Weekend is not just a social event. It’s a trigger.
