An Ocean City seller found a way to cut $400,000 without recording a conventional price reduction behind.
The north townhouse at 1913 Wesley Avenue first surfaced at $7.75 million. Days later, it returned under a new MLS number carrying a $7.35 million asking price.
The new listing records $7.35 million as both the current and original price. It also resets the property’s days-on-market clock over.
The maneuver changed the property’s public presentation.

Relisting can return a property to market as fresh inventory while making the prior asking price and cumulative market time less apparent. The records establish the new MLS number and lower price.
The five-bedroom, 5½-bath townhouse occupies the north side of a three-level oceanfront property in Ocean City’s Gold Coast. Built in 2019 and extensively renovated in 2025, it contains 3,641 square feet, a private elevator and direct access to the Boardwalk and beach.
The latest price works out to approximately $2,019 per square foot.
The property last sold for $4.25 million in August 2023, or $245,000 below its $4.495 million asking price.

The new ask sits $3.1 million, or 73%, above that sale, although the 2025 renovations complicate a direct comparison.
At $7.35 million, the townhouse also carries an asking price just $150,000 below Ocean City’s former $7.5 million single-family sales record. Two single-family homes shattered that mark this summer with sales of $10.8 million and $12.4 million.
