Avalon’s market has delivered a fast answer.
Two new listings offered buyers the same fundamental asset: a 60-by-110-foot parcel priced at $3.499 million.
One was already cleared. The other came with a 1966 house, a demolition and a wait.
The house, at 214 68th Street, went under contract in four days. Settlement is scheduled for Jan. 8.

The contract doesn’t disclose what the buyer ultimately agreed to pay, but it establishes which property found a buyer first — and how quickly the market moved.
The two lots looked nearly identical on paper: the same 60-by-110-foot dimensions and the same $3.499 million asking price.

The 56th Street property was even easier. It was already cleared.
But 68th Street offered the stronger location.
It sits in South Avalon near the High Dunes, the 80th Street recreation complex and Stone Harbor’s shopping and restaurants.
A buyer accepted the demolition and January closing to secure that address.
