Within hours of a newly completed $23.95 million oceanfront estate hitting the market in Avalon, a two-property beachfront offering priced at $23.995 million surfaced Friday in Stone Harbor.

The difference between the two asks: $45,000.

It is, however, enough to move the Stone Harbor offering back to the top of Seven Mile Island’s price rankings.

The new listing combines properties at 2 and 4 88th Street and carries a $23,995,000 asking price, according to Cape May County MLS records.

Promotional materials describe the assemblage as one of the larger oceanfront opportunities currently available in Stone Harbor, with 153 feet of ocean frontage.

The site is being marketed as an opportunity to create an approximately 5,700-square-foot luxury residence.

The package includes two existing homes.

At 4 88th Street, a newer five-bedroom, 4.1-bath residence features a pool, cabana, screened porch and third-floor rooftop deck.

Next door, 2 88th Street is a four-bedroom, four-bath seashore cottage with a large screened porch and heated pool.

The timing is difficult to ignore.

A day earlier, a newly constructed estate at 5499 Dune Drive in Avalon debuted at $23.95 million.

The $45,000 difference is unlikely to influence a buyer’s decision.

But it was enough to change the leaderboard.
