The most expensive home currently listed in Ocean City carries an asking price of nearly $12 million. One of the least expensive properties can be had for $250,000.
The spread between them is roughly $11.75 million.
But they have one key selling point in common: A boat slip.
The built-in water access is the only way an efficiency unit ever gets mentioned in the same paragraph with an $11.995 million bayfront escape.

But the swing in selling points jumped out in a review of roughly two dozen Ocean City properties currently marketing some form of boat slip, dock access or boating amenity in its property listing.
The inventory spans nearly every segment of the market.
BY THE NUMBERS
At the top of the market, an $11.995 million Walnut Road bayfront listing offers more than 8,000 square feet of living space, 80 feet of water frontage and extensive dock access.
The property represents boating as a luxury lifestyle amenity. The dock sits alongside a custom waterfront residence designed around direct bay access and expansive entertaining space.
At the opposite end of the spectrum is a Bay Avenue seasonal efficiency unit that includes a 25-foot boat slip, dedicated parking space and access to a heated pool overlooking the bay.
The fully furnished unit sleeps four and offers owners the ability to rent both the condo and the slip during the summer season.
Unlike the Walnut Road estate, the studio is not selling luxury. It is selling access.

More than half of the homes marketing a boating amenity sit above $4 million, but two condominiums are available in the sub-$1 million tier.
The result is one of the widest boating-access price ranges currently along the Jersey Shore.
