OCEAN CITY — Beneath a steady flow of spring sales, early signs of inventory pressure are beginning to emerge.

Over the past month, more than 50 properties have sold, with much of the activity concentrated in sub-$1 million condos.

More than 30 of those transactions fell below the $1 million mark, reinforcing the role of Ocean City’s more accessible tiers in driving early-season movement.

Roughly 100 properties remain on the market below seven figures, suggesting a base level of supply that continues to turn over.

At the same time, new listings above $1 million are beginning to outpace the market’s ability to absorb them, with a noticeable number of sellers adjusting prices downward in recent weeks.

The result is a market that continues to move, but with growing separation between where buyers are willing to act and where inventory is beginning to build.

The pattern echoes early-season movement in Sea Isle, where demand has concentrated more quickly in accessible price tiers.
